Koa Bay offers full residential and fractional resident memberships. Fractional members receive forty days of resident privileges and property use, while residential members enjoy those privileges year-round. Residents who sign up for a full membership early will have a first choice in their home model, including location, access to the surf pool, and all other amenities and activities in Koa Bay. Fractional members receive the same benefits but only for a portion of the calendar year.

However, customers can purchase sessions in packages, making it more affordable overall to visit the surf resort.
The community offers four premium package options: bronze, silver, gold, and centennial. The annual cost of a bronze package is $1,080, silver is $2,040, gold is $3,840, and the centennial package is $5,625. Packages include surf sessions, advanced booking, and discounts on food, beverages, retail, and various amenities. Residents and their guests will have a percentage of surf time. The general public will have less access as the surf resort sells out.
