Differences between a low-rise, a mid-rise and a high-rise condominium

Condos are placed into 3 separate categories according to height and number of residences on each floor. These classifications are determined by city, county, and state building codes.
Low Rise Condominiums
Buildings that are up to 4 stories should classify all their units as low-rise
Low Rise Condominiums are 2 story walkup buildings with 6 to 18 units per building. Parking is detached from the buildings and is open, carports or detached garages. This product design is typically lower priced, as the building cost is more efficient due to the higher building density.
Mid-Rise Condominiums
Buildings that are 4-9 stories should classify all their units as mid-rise with 4 to 12 units per floor. The building design is simple with access to the units from a catwalk on each floor or for luxury buildings, interior access from an elevator. This product ranges in size from 1,000 to 3,000 square feet.
High Rise Condominiums
Buildings that are 10 or more stories should classify all their units as high-rise.
High-rise buildings present several unique challenges not found in traditional low-rise buildings; longer egress times and distance, evacuation strategies, fire department accessibility, smoke movement and fire control. Most of the high-rise buildings will possess two stairs well that runs throughout the height of the building. But most probably one among the two will have the access towards the roof. In modern high-rise buildings, when the fire alarms of specific zones are activated, these primary stairwells are pressurized. High-rise buildings have recently received a great deal of scrutiny even with Florida’s high-rise building regulations being among the strictest in the country.
